The Registration Act, 1908, the Transfer of Property Act, 1882 and the Real Estate (Regulation and Development) Act, 2016 mandates the registration of an agreement for sale of an immovable property. By registering the agreement for sale of an immovable property, it becomes a permanent public record. Further, a person is considered as the legal owner of an immovable property only after he gets such property registered in his name.

A preapproval will show the sellers that you are ready, willing and ABLE to purchase a property. 

It will also strengthen your ability to negotiate with the seller.

Your lender will also perform a credit check to make sure your credit is in good financial condition. 

Most lenders will need at least 30-45 days to close on a property.  Cash buyers can usually close within two weeks. 

A home inspection helps everyone to understand the condition of the property.  They check to make sure appliances are in working order.  They also check for safety issues and maintenance problems that may cause additional expense to the buyer. 

The buyers can request repairs or negotiate with the seller for a credit at closing to make any repairs. 

The buyer can also cancel the contract as long as the cancellation is made during the specific time allotted, according to the contract.
